The villa comprises the
following:
Inside
A. Entrance, closet and toilet.
B. 4 bedrooms in the main house, 3 of which
have ensuite bathrooms, and 1 bedroom with ensuite shower
and toilet in the annex to the garage. Bedroom 1 is a double
with large ensuite bathroom and south-facing balcony. Bedroom
2 is a twin with ensuite bathroom and south-facing balcony.
Bedroom 3 is a twin with ensuite bathroom. Bedroom 4 is a
twin adjoining the kitchen. Bedroom 5 is a recently constructed
twin with ensuite shower and toilet.
C. Fully furnished sunken living room with
cable TV (CNN, BBC, Sky News etc), DVD player, stereo, fireplace,
high ceilings and wooden beams. There is a telephone for local
calls. The living room opens out onto a south-facing balcony.
D. The dining room adjoins the living room
and has a dining table for 8. It adjoins the kitchen and opens
to the terrace and barbecue area.
E. Fully equipped new kitchen (electric) with
dishwasher and washing machine, fridge/freezer, oven and 4
hot plates, breakfast table.
Outside
A. South facing terrace and covered barbecue
area with wooden dining table for 6 and plastic dining table
for 4, barbecue equipment and gas cooker with oven and 4 hot
plates.
B. Ceramic-tiled swimming pool 10m by 5m,
with shallow steps, directly in front of the house. The pool
has a lawn on one side and a large paved sun deck on the other.
The pool is fenced and childproof to approved French government
standard. Pool furniture is provided. The pool has underwater
lighting for evening swimmers. Next to the pool there is a
bar and library, recently built with Salerne tiles and large
bay window opening directly onto the pool, ideal for avoiding
the heat of the day or for evening cocktails.
C. The land to the east, which is part of
the property, consists of old stone terraces (the area was
farmed by the Templars in the 12th and 13th centuries) shaded
by a wood of oak and pine trees. The land to the south below
the pool has been cleared and consists of wild shrubs and
trees. The old railway line (now an unpaved track) and the
remains of a railway bridge dynamited in 1944 can be accessed
from the bottom of the property. The track offers a pleasant
walk or bicycle ride, and to the left leads to a Roman path
that climbs through the woods to the village, a not-too-strenuous
20 minute walk.
Management
The property is cleaned and managed by Mrs
Alex Pringle who lives nearby at Roquefort-Les-Pins and is
on-call constantly. Mrs Pringle knows the area well and is
able to advise on places of interest, restaurants, car hire,
doctors etc if requested.
